Bylaws

Bylaws are ratified by Membership and are filed with Commissioner Of Records, Carter County,
state of Tennessee.

Presently our Association operates under the:

BYLAWS FOR HIDDEN VALLEY PROPERTY OWNERS’ ASSOCIATION

     FEBRUARY 8, 2000

These present bylaws are known as Declarant Bylaws, which developers and builders utilize in
securing Not For Profit status/designation with the State of Tennessee.

Upon transfer of common areas from Developer, Robert Sluder, to the Hidden Valley Property Owners’
Association, these bylaws will require revision which will in principle establish the governing
of said Association and its Members.

CC&R’s

This document presents those issues most POA/HOA’s face in determining the manner(s) in which their communities will be governed.

DCC&R’s are essential in establishing that consensus wherein a community agrees to accept and adhere to a specific code of regulations or set practice in governing activities and conduct of all members and their guests, designates, and business associates.

  • DCC&R’s ought to be specifically stated
  • DCC&R’s establish a table of monetary assessments per infraction[s].
    • Fines are to be charged to those party[s] have committed infraction[s];
    • Infraction[s] are able to be disputed as to their validity;
  • Establishing and Defining Standing Committees:
    • Maintenance — care and maintenance of Common Areas
    • Architectural Review — submission and review of site development issues and plans.
  • Forms being developed for Outbuilding, RV Use and Short Term rental Designaiton.
